Planning Applications For New Housing Doubles (19th March 2013)

Planning applications for the construction of new residential developments across the country have almost doubled year-on-year.


There were 581 applications for developments of two or more houses made to local authorities in 2012, compared to 306 in 2011.


This is an increase of 90 per cent. The number of applications for self-build - or one-off housing - dropped from 7,926 to 6,047 for the same period, a fall of 24 per cent. The number of applications that were submitted for extensions to houses dropped by 15 per cent, from 7,374 to 6,277.


Commencement notices for residential developments - submitted to local authorities two to four weeks before a project starts – also increased 42 per cent in 2012, compared to 2011. The National Housing Construction Index figures have been produced by a company called Linked2Plans for the last two years, and are a compilation of all planning applications lodged with the 37 local authorities for the last two years. The latest figures produced by the company show there were 153 planning applications for all such developments lodged in Dublin this January, compared to 119 in January 2012, which shows this trend is continuing in 2013.


In Cork, the corresponding figures are 111 compared to 96, and in Galway they are almost even at 45 last January and 44 in January 2012.


Commenting on the release of the figures, Gerard O’Toole said “whilst the headline figures are to be welcomed, outside of the major Urban centres, the volume of one off house builds have fallen again by 24%. This reinforces that demand in provisional Ireland remains

At best flat and we are continuing to see the emergence of a two tiered property recovery. However, juts as the market peaked in Dublin, you would expect to see any recovery take hold their first”.
